Woodbridge Northwest Communities is recruiting a Contracts Administrator

 

Woodbridge Communities Northwest is a Vancouver, BC based residential real estate Development Company operating in British Columbia and the United States. They specialize in land development for new Multifamily Mixed Use Commercial / Residential communities.  They participate in land acquisition, entitlements, pre-construction through to completion and stabilization of our properties.   

 

Senior Management is seeking a construction administration professional to engage in full-time project administration of multiple projects effective immediately.  WCNW currently has two active multifamily mixed use development projects in King County, Washington "Othello Station North" is a mixed-use TOD development located immediately adjacent to a light rail station in South Seattle. Comprised of 359 units plus approximately 8,000 sf of commercial space at-grade, the project is set to break ground in June of 2015.  MUP has been approved and building permit approvals are currently in the second correction cycle."Village at Beardslee Crossing" is also a mixed use development located Northeast of Lake Washington at the Beardslee Blvd. exit off Interstate 405 in Bothell.  Three of the four phases of construction development is complete, with multiple commercial space tenant improvements concurrently underway.  The final phase of 147 residential apartments is scheduled to break ground in late spring of 2016.  

 

Qualifications:

The Contracts Administrator candidate must have strong knowledge of relative construction administrative disciplines supporting general building construction activity.  Minimum 5 years relatable past experience.  Strong organizational skills essential, advanced knowledge of Microsoft Word, Excel, PowerPoint, and Outlook with a minimum 60 wpm typing speed.  Skillful use of MS Project and Adobe CS are pluses.  Occasional overtime depending upon deadline schedules.  Ability to develop and implement enhancement of a document retention and tracking system which ensures that all relevant contract documents, including plans, specifications, permits, transmittal / submittal correspondence, and RFIs are tracked, logged, retained, and responded to in a timely manner as appropriate.

A strong candidate must be a team player with real ability to hit the ground running and quickly learn and build on the company's development and construction project administrative procedures and get right to the tasks at hand.  Can work effectively in a fast paced environment and willingness to do what it takes to meet deadlines.  Candidate to have very competent people/team skills.  Must be a self-starting individual, be able to multi-task and manage multiple priorities while maintaining a calm and professional attitude.  An effective communicator internally as well as externally.  Know and be familiar with local construction industry networks in the Puget Sound Region.  We highly value our professional relationships and strive to maintain them through high integrity standards and superior customer service

Must be proficient in qualifying/verifying/evaluating contracts and active project electronic and hard copy file administration in an accurate and timely manner.  Must be comfortable with Design Build GMP projects and working with property management or owner clients, consulting architects, designers, engineers and other industry professionals.  Savvy to accurately ID conflicts, contradictions and be accountable for company's best practice development, construction and some property management administration.
